IRES: june housing inventories up, median prices mostly down from may in boulder county area

Inventories of houses for sale in June were mostly up in Northern Colorado and the Boulder Valley, with median sales prices in June once again taking a dip from the year’s highs.

Still, those median prices are in every case well above the medians from June 2021.

Home-sale statistics are tracked monthly by IRES, Information and Real Estate Services LLC, the multiple list service based in Loveland.

Boulder remains on top of the price list with the June median resale price of $1.49 million, down from $1.5 million in May and up from $1.32 million in June a year ago. Boulder had just 134 homes actively listed and 124 listed a year ago. Sixty-three homes sold during June, up from 53 the month prior.

Estes Park’s median home price dipped from $850,000 in May to $735,000 in June; the June 2021 median was $625,000. Twenty-five homes sold, compared with 26 the month prior. Inventory of homes for sale was at 105, up from 87 a year ago.

Median prices in Fort Collins rose in June to $635,000, up from $619,900 in May and well over the $507,750 recorded in June 2021. Inventory of homes for sale was listed at 478, up from 429 a year ago. The community saw 275 homes sell, compared with 241 in May.

Longmont also saw an appreciation in the median home sales price, moving to $652,500 in June from $630,000 the month prior and $535,000 in June a year ago. Seventy-eight homes sold during the month, compared with 87 in May. Active listings were listed at 134 for June, compared with 117 a year ago.

A $50 bill separated the median home price in the Greeley/Evans market — $449,950 in June compared with $450,000 in May. In June 2021, the median was $375,000. IRES recorded 170 sales, compared with 144 in May. There were 220 homes on the market in June, up from 210 a year ago in June.

Finally, Loveland/Berthoud median prices dropped from $560,000 in May to $545,000 in June. The median in June 2021 was $464,900. Number of sales were up, 231 in June compared with 218 in May. Houses on the market totaled 302 in June this year compared with 287 in June last year.
